The friendly rental agreement turns bad

QUESTION: Dear Legal Wiz,
My brethren rent a room from a friend. Not long after he gave the friend money, the friend gave him a notice. The notice was given on the 24th to leave by the end of the month. Then the friend tell my brethren that if he didnt leave was going to use the police and the bailiff to throw him out in a wicked way. I know my brethren cant find a place so soon, and the friend wont return the money.
What can he do.
Shawn

RESPONSE: Dear Shawn,
A notice has to be given a full thirty days from the deadline and it can only expire on the eve of the next rent period. So the notice can only expire the end of the month if the rent is collected the first of the month. The friend also has to give your brethren a clear 30 days to whatever the last day of the rent month falls on.
